Access Statement for Old Basset Cottage and Wheal Basset Farm – Cornwall Self Catering Holiday Accommodation



Old Basset Cottage was the original farmhouse dating back to the 17th century, now completely converted to a new cottage incorporating many of the original features and is situated close to the present farmhouse.

The kitchen/diner, bathroom and hallway are at ground level with two separate sets of steps leading up to a slightly higher level on which are sited the lounge/dining room, plus the double and twin bedrooms.


  • We have an extensive website with pictures of the cottage and rooms. There is an aerial picture of the farm and pictures of the different features to be found around the farm, including the pond and engine house.
  • Bookings and enquiries can be made directly from the website via submitting the online forms, via email, telephone or letter.
  • All guests are provided with written directions to the cottage as well as instructions on the website to plan your journey via Google Maps.
  • The nearest bus stops to the cottage are in Mount Hawke and Porthtowan, both of which are approximately 1 mile away.
  • The nearest railway stations are Redruth which is approximately 4.5 miles away and Truro which is approximately 8 miles away. Taxis are available at both stations.
  • This Access Statement can be found on our website (footer menu) and a copy can also be found in the “information File” in the TV cabinet in the cottage itself.
  • There is free Wi-Fi access in the property.


Arrival and Car Parking Facilities

Following the written directions; the farmhouse and cottage are at the end of the lane past the pond. There is ample parking next to the cottage, ideal for unloading the vehicle.


Entrances to the Cottage

  • The door leading to the kitchen (83cm x 198cm, with the hinge on the left and a 7cm step up to) will be unlocked for your arrival, with the owners available on-site.
  • The light switch is on the left-hand side of the door.
  • The door to the porch (83cm x 198cm, with the hinge on the left and a 17cm step up to) which leads to the lounge/dining room.
  • The second bedroom (twin), at the rear of the cottage, also has an exterior door (83cm x 190cm with hinge on the left) which is at ground level.


The Kitchen

  • The kitchen has the side entrance door and another door leading into the hallway, from which there are doors to the bathroom and second bedroom (twin) – to which there is a 20cm step up to. There is a wall mounted fire extinguisher at the end of this hallway.
  • Also, leading from the kitchen are 2 steps, each 20cm, leading to a small landing from which, to the left there is a door into the lounge/dining room and to the right there is a door into the first (double) bedroom.
  • On the right-hand wall, just inside the main kitchen side entrance door, there is a fire extinguisher.
  • The kitchen work surfaces form an ‘L’ shape, are 90cm high, under which are incorporated the larder, fridge, store cupboard, washing machine, set of drawers (containing cutlery, tea towels, manufacturer’s instructions etc), under-sink cupboard, corner carousel, slot-in cooker (90cm high with extractor hood and light above), and crockery cupboard with utensil drawer above. Either side of the cooker extractor hood there are wall-mounted cupboards with cups, glasses and cooking dishes.
  • To the left of the cooker is a wall-mounted fire blanket.
  • Opposite the work surface areas there is a kitchen dining table with four chairs.
  • To the left of the main kitchen entrance door is a floor-to-ceiling pine cupboard with storage for vacuum cleaner, ironing board & iron, and broom, plus BBQ utensils, laundry tablets, dishwasher tablets, and a torch.
  • The kitchen floor is tiled.
  • The kitchen is lit by a single central fluorescent strip light.



  • Accessed from the main hallway, the lockable door is 83cm wide.
  • The toilet seat is 43cm high and the sink height is 84cm, with mirror and shaving point above.
  • The step up into the large, corner, non-slip shower cubicle is 20cm. The shower cubicle has curved sliding doors.
  • The bath has 2 hand rails and a non-slip base.
  • The bathroom has a wall-mounted heated towel rail.
  • The bathroom floor is tiled.


Dining Room and Lounge

  • From the small landing (accessed from the main hallway) there is a glass panelled door leading into the lounge/diner which is 83cm wide.
  • The floor of the lounge/diner is solid pine with a large rug in the main lounge seating area.
  • Entering from the landing, to the right of the room is the main lounge seating area with a 3-seater bed settee and a 2-seater settee.
  • The main lounge area has a coffee table.
  • There is a flat screen Freeview TV with remote and a DVD player.
  • In the TV cabinet are the “Information Pack” plus brochures of local places of interest.
  • To the left side of the lounge/diner is the dining area, in which there is a pine table with 4 chairs. There is a serving hatch through to the kitchen.
  • Off the lounge there is the small porch area with coat hooks and a shoe rack. This porch leads into the cottage garden.
  • The dining/lounge area has two ceiling mounted lights as well as wall-mounted lights.


Bedroom 1 (double)

  • From the small landing (accessed from the main hallway) there is the door leading into the first bedroom which is 83cm wide.
  • The floor is solid pine with a large rug in front of the granite feature fireplace.
  • There is a solid pine 4ft 10in double bed with space to access to/from on both sides and around the foot of the bed.
  • Bedding supplied is 100% cotton with the pillows and duvet being non-feather.
  • There are bedside cabinets each side of the bed, both with bedside lamps and one with a DAB radio.
  • There is a large, double pine wardrobe with large drawer at the bottom.
  • There is a tall pine chest of drawers with a mirror on top.
  • There is a full-length dressing mirror.
  • There is shelving in the recesses both sides of the feature fireplace.
  • There are two ceiling lights in this bedroom.


Bedroom 2 (twin)

  • From the main hallway there is a 20cm step up to an 83cm wide door to the room.
  • The floor is solid pine.
  • There are two 3ft single beds on opposite sides of the room.
  • Bedding supplied is 100% cotton with the pillows and duvet being non-feather.
  • There are bedside cabinets, both with bedside lamps.
  • There is a small, double pine wardrobe.
  • In the main hallway there is a tall pine chest of drawers for occupants of this room.
  • There is a full-length dressing mirror.
  • This bedroom has an exterior door leading to a small patio area with chairs.



  • There is a front loading washing machine in the kitchen.
  • There is a rotary washing line in the cottage garden.
  • There is a tumble dryer available for guests to use which is situated in the utility room next to the cottage.
  • Freezer space is available to guests to use which is situated in the utility room next to the cottage.
  • We promote recycling and supply you with containers for all recyclables – plastic, cans, paper and cardboard – which can be found in the utility room next to the garage.


Outdoor Areas

  • The cottage has its own garden and patio areas with seating and BBQ
  • Visitors will be advised of all the walks available around the farm and surrounding countryside, which they can enjoy at any time.
